Reaching new heights with early completion of our landmark One Eastside development

We’re delighted to confirm we’ve achieved PC at our landmark brownfield development and Birmingham’s tallest building, One Eastside.

And what’s more, thanks to the fantastic team effort on site - led by our main contractor Midgard (part of the JRL Group) - we’ve achieved Practical Completion ahead of schedule!

Developed by Sphere Group and now handed over to Pension Insurance Corporation (PIC), One Eastside has soared to 150.5m high, with the tallest of the development’s two towers topping out at 51-storeys.

This £200 million premium city living destination, the city’s most exciting new BTR development, features a total of 667 high-quality one and two-bedroom homes for rent, just a stone’s throw from the £1 billion HS2 station at Curzon Street.

Each apartment has been designed with spacious layouts, modern finishes and floor-to-ceiling windows, while residents also benefit from an exceptional range of amenities.

At the heart of the wellbeing is a dedicated spa area featuring a jacuzzi, plunge pool, steam room and sauna, alongside a fully equipped gym and wellness studio.

Luminary Bar & Lounge on the 49th floor offers panoramic views across the city, together with co-working spaces, podcast rooms, a private dining room and an outdoor terrace.

The Quill & Forge, built in tribute to an historic pub that once occupied the site, provides further co-working space, a piano lounge and a private cinema.

Speaking about the project’s completion and handover process, our Chief Executive, Alex Neale, said: “We are so incredibly proud to have brought One Eastside forward and to have achieved PC ahead of our target date. Handing the completed scheme over to PIC marks the culmination of years of hard work by our teams and I would like to thank everybody involved in making this fantastic development a reality.

“Since breaking ground in 2022, we’ve welcomed leaders from Birmingham City Council and the West Midlands Combined Authority to help us celebrate progress at the site alongside PIC and Midgard. We’ve also worked closely with Birmingham City University, including our student mentoring scheme last year. It’s been an incredible journey so thank you also to our stakeholders and local champions.

One Eastside’s impact extends far beyond the new homes it has created. Rooted in Birmingham, the development has delivered lasting social, economic and environmental value for the city, creating around 90 local jobs, generating £33.5 million in annual economic value and investing almost £16m in locally sourced materials and services. It has also supported 11 apprenticeships, with over 60% of the project’s labour sourced locally.

That commitment to a positive legacy is reflected in the development itself, through new green space, tree planting and renewable energy infrastructure. Beyond the site, the One Eastside Forest initiative has funded the planting of over 600 trees, helping to offset emissions associated with residents moving into their new homes.
